Not all leaks announce themselves with a drip or a puddle. Some leaks hide inside walls, under slabs, and behind fixtures for months, running up your water bill and quietly doing damage the whole time. Here’s what to watch for.
1. Your Water Bill Jumped Without Explanation
A household of four typically uses 8,000–12,000 gallons per month. If your BWSA or Summerville CPW bill spiked and nothing changed in your routine, no guests, no irrigation changes, suspect a leak. Even a slow drip (one drop per second) wastes 3,000 gallons per year.
2. Your Meter Moves When Everything Is Off
This is the fastest DIY leak test. Turn off every water source in the house, no running appliances, no ice maker, no irrigation. Go to your water meter and look at the small triangle or dial (the “leak indicator”). If it’s spinning or moving, water is flowing somewhere it shouldn’t be.
3. Soft Spots, Stains, or Warping in Floors or Walls
Water migrates. A pinhole leak in a supply line inside a wall will eventually saturate drywall, buckle hardwood, or stain ceiling tiles below a second-floor bathroom. By the time you see staining, the leak has usually been going on for a while. In crawl-space homes common in older Summerville and Johns Island, check under the house for wet insulation or standing water.
4. Mold or Mildew Smell Without a Visible Source
The Lowcountry is already humid, but mold that grows from a leak has a distinct musty smell localized to one area of the house, often a bathroom wall, under a kitchen cabinet, or in a closet backing up to a wet wall. If bleaching the surface doesn’t kill the smell, the source is still wet behind it.
5. Low Water Pressure in One Area
If pressure dropped in one fixture or one part of the house while the rest is fine, you may have a partial pipe failure, a crack that’s releasing water before it reaches the fixture. This is different from whole-house low pressure, which is usually a PRV (pressure reducing valve) issue.
What to Do
